BOOKING CONDITIONS

  1. Check-in from 3pm, check-out by 12pm.
  2. All rates are nett.
  3. Children aged 5 and above are charged as adults.
  4. Meals are not included.
  5. RM50 fine for a lost key.
  6. Turn off lights and air-con before leaving the room.
  7. No smoking in rooms or the living room.
  8. No pets.
  9. Listed rates are for standard stays only. Pre-wedding/wedding, product, commercial, modelling, or other photo shoots and filming are strictly prohibited without prior permission and booking; please email us.
  10. For cancellations, date changes, and liability, please refer to our full Terms & Conditions page.
  11. A refundable RM500 deposit applies to Meeting Space, Whole House, Photo & Video Shoot, and Event bookings; see our Terms & Conditions for details.

ADDITIONAL CONDITIONS FOR MEETING SPACE BOOKINGS

  1. Access hours: 8am to 7pm.
  2. Facilities included: air-conditioned lounge area, whiteboard, wifi, swimming pool, coffee and tea, private rooms, shower rooms, linens and towels.
  3. Visitors are not permitted in the rooms.
⚠️ IMPORTANT: HOUSE RULES!

We're located in a residential area, and noise is our neighbours' top concern — please help us keep it down, especially after dark.

  1. NO PARTIES, EVENTS, OR FUNCTIONS, including catering services, canopy setups, or food trucks.
  2. NO AMPLIFIED MUSIC OR LOUD NOISE — this includes amplifiers, loudspeakers, karaoke, loud musical instruments, and firecrackers.
  3. QUIET HOURS FROM 11PM. After this time, you're welcome to keep gathering quietly indoors in the living room or outdoors in the dining area.
  4. NO EXTRA GUESTS, VISITORS & DAY-TRIPPERS, anywhere in the house or compound. Admission is limited to those included in the booking.
  5. Alcohol is permitted in moderation only.
  6. No snow spray, confetti, party poppers, or similar items.
  7. Please park considerately and avoid blocking neighbours or passing vehicles. Carpooling or e-hailing is encouraged.

ADDITIONAL INFO

  1. Our male caretaker lives on-site in the caretaker's room.
  2. TVs are not provided.
  3. Cooking facilities are not available. The kitchenette is equipped with a hot water dispenser, dishware, cutlery, toaster oven, microwave oven and fridge.
  4. Site visits are available by appointment, subject to availability (Mon-Thu, 12pm-2pm). Please email us to arrange one.
